We are an established company in building surveying consultancy and registered with Ministry of Finance (MOF) and Royal Institution of Surveyors Malaysia (RISM).

With many years of experience, we provide three main services namely Building Consultancy, Building Surveys and Course and Training.

Building Condition Assessment (BCA)

Building Condition Assessment (BCA)
  • Building Condition Assessments are comprehensive reports that are completed by professionals outlining the overall condition of a building and its individual components and provides a comprehensive building deficiency information and forecasts possible future maintenance or repair requirements of the properties. Building condition is very important to support decision making and it is also critical to the management in achieving the service standards for maintenance.
  • Two steps are carried out
    • Site inspection, which is a systematic recording of the building systems with the use of photographs, note taking, drawings and information.
    • Analyzing the data collected and turning it into a report that includes a summary of the building, its systems condition, tables that reflect the immediate and projected long-term costs of maintaining the building.

Dilapidation Survey

Dilapidation Survey
  • Dilapidation Survey also known as pre or post construction condition survey. The main purpose of a dilapidation survey is to record the original and existing condition of properties around a construction site. Any dispute on building damages in the later stage of a construction project, the report with the photographs will be a strong evidence to solve disputes.
  • The inspection of an existing condition of surrounding structures including the internal and external condition, as well adjacent structures and infrastructure before any construction, demolition or development starts.
  • Any existing defect within the structure will be recorded in detail report that include cracks, settlement, movement, water seepage, spalling concrete, distortion, subsidence and other building defects.
  • These reports are necessary to settle any disputes or minimize losses should there be any legal fees involved.

Periodical Inspection(85A)

Periodical Inspection(85A)
  • Periodical Inspection is an inspection to determine the current condition of targeted buildings, facilities and infrastructures for reporting to the local authority on compliance to the Street, Drainage and Building Act 1974 (Act 133) Section 85A and UBBL and the standard of maintenance.
  • Under Section 85A, Act 133, it is mandatory for a building with more than 5-storey height and after ten years commencing from the date of issue of the Certificate of Fitness (CF)/Certificate of Completion and Compliance (CCC) to carry out a periodical building inspection by a Professional Engineer.
  • This is to ensure that building structures are properly maintained and safe for continued occupation, structural inspections are required to be conducted due to lack of maintenance can be detected and repaired early.

Pre-Purchase Building Survey

Pre-Purchase Building Survey
  • The purpose of the pre-purchase building survey due diligence survey is to provide an opinion on the building condition or the general presentation of a building or property.
  • The survey is a detailed internal and external inspection of a property, residential or commercial, to assess its condition and to determine whether there are any defects present which could potentially have a substantial cost implication to repair.
  • To assist the prospective buyers to have a good understanding on the property before purchase the property.
  • The survey is usually carried out prior to the signing of final contract documentation and are very frequently required by solicitors and lending institutions as they will highlight any planning or building regulation compliance issues and detail the extent of any remedial works required to refurbish a property or carry out any structural repairs.

Building Assessment for Legal (Court/Tribunal)
  • This survey is an inspection to documenting any defect, faulty or misleading services related to building for purpose of claiming.
  • A third person with authority to judge the problems or dispute need to be carefully selected to hear the problem of both parties.
  • This survey is need where the home owner is not satisfied with the work done by the developer or contractor.
  • The report provides information on building defects that made by contractor/developer and explaining rectification works needed.

Pre-Delivery & Vacant Possession Inspection

Pre-Delivery & Vacant Possession Inspection
  • Provides the opportunity to identify incomplete, missing, damaged or non-operational items before take possession of the property.
  • After owner obtaining VP, should proceed with on-site inspection to make sure thoroughly check on ceiling, doors, windows, piping, tiles, installations, etc to conform the descriptions in Sale and Purchase Agreement.
  • All the major systems of are inspected to ensure correct installation and operation.
  • The developer should be responsible for any reported issues within the defect liability period (DLP), normally covers any defects (latent and patent) within six to eighteen months depends on the term in S&P Agreement.
